These homes are part of an income-restricted program, making them accessible to households earning up to 60% of the Area Median Income (AMI)

for Benton County with 12 units set aside for 30% AMI.

Households comprised entirely of full time students are not eligible for the affordable housing program unless the household meets one of five student exceptions, please contact management for more details.

How Affordable Housing Works!

  • We are an affordable housing community. Affordable housing provides financial stability by offering high-quality homes at rents lower than market-rate apartments. Unlike subsidized housing, rents are not income-based or adjusted. Instead, rents for each unit type are set at a fixed rate based on local income guidelines.

  • The 5 Allowable Exceptions

    ​

    A household of full-time students can qualify for a LIHTC unit if at least one member meets one of the following criteria:

    1. Married: The students are married and eligible to file a joint federal income tax return.

    2. TANF: At least one student receives assistance under Title IV of the Social Security Act (e.g., Temporary Assistance for Needy Families).

    3. Job Training: The student is enrolled in a job training program receiving assistance under the Workforce Innovation and Opportunity Act (WIOA) or similar state/local agencies.

    4. Foster Care: The student was previously under the care and placement responsibility of a state foster care program.

    5. Single Parent: The household consists of a single parent with dependent children, and neither the parent nor the children are dependents of another individual (excluding the other parent).

  • Yes, housing vouchers are welcome.

    ​

    If your voucher covers part of the rent, you’ll need to pay the remaining amount. For example, if rent is $1,499 and your voucher covers $800, you’ll pay the remaining $699.

    ​

  • Water, sewage, and garbage are included in the rent. You'll need to pay for other utilities, such as electricity and internet.

  • Applications are reviewed in the order they are received. Here’s how the process works:
